(Yes, that’s me serving a tennis ball, but the metaphor holds.)



At the end of the day, my job is to ask one question over and over again:What do you want?


Because no matter who the agent is, or how loudly anyone else plays the game, I am obligated—ethically and professionally—to act according to your wishes.


If you need to close because of timing, a contingency, a life event, or simply because you can’t stand the thought of losing a house you love, then that matters. It’s not about my ego. It’s not about the professional on the other side. It’s about advocating clearly and responsibly for you.


That’s why two nearly identical transactions—same floor plan, same community, same seller, same build year—played out very differently.


The difference wasn’t the houses.It was how the process was handled.


In one, the inspection phase became adversarial—pressure instead of conversation, inflated numbers instead of real estimates, and a focus on “winning” rather than solving. I stepped in, gathered realistic information, identified what truly affected the health of the home, and kept the deal alive because closing aligned with my client’s needs at the time.


In the other, the inspection was approached collaboratively. The buyer’s agent brought in experts, addressed a minor issue immediately, and worked with me to explore solutions—grant opportunities, insurance details, time extensions—so her buyer could feel confident moving forward. No rushing. No posturing. Just problem-solving.


The result? A calmer transaction.

A happier buyer.

A seller who walked away with more money and far less stress.


That agent called me on closing day to say thank you. I left her a Google review—because good work should be celebrated.


We’re all working toward the same finish line. There’s nothing to gain by strong-arming, and everything to gain by listening, communicating, and honoring the people we represent.
